One of the first questions I hear from buyers considering Los Prados is simple: what do I actually get for my HOA fees?
It's a fair question, and in a city full of communities that charge premium HOA fees for underwhelming amenities packages, it deserves a thorough answer. After walking this community with buyers many times, here's my honest breakdown of what Los Prados delivers.
THE GOLF COURSE: MORE THAN JUST A VIEW
The centerpiece of Los Prados is its 18-hole executive course, designed by Jeff Hardin and owned entirely by the Los Prados Community Association. The course plays to a par of 70, with total yardage just under 6,000 yards. It's the kind of course that rewards all skill levels because it's genuinely playable without being a pushover.
The public can play here, but residents receive preferential tee times and pricing. That's a meaningful perk that buyers moving from other golf course communities often underestimate until they've tried booking a prime Saturday morning tee time somewhere else.
What I always point out to buyers touring Los Prados: the course is mature, well-maintained, and financially accountable to the community itself. When the residents own the course, poorly maintained fairways become an HOA agenda item, not a third-party vendor problem.
THE CLUBHOUSE AND RECREATION FACILITIES
The Los Prados Clubhouse is the social hub of the community. It includes several multi-purpose rooms used for crafts, arts programs, and community gatherings, along with a large event room for major social functions. The 55+ section has an activity director who keeps the social calendar full throughout the year.
The 19th Hole Lounge is exactly what it sounds like: a place to unwind after a round, have a drink, and talk about the three-footer you missed on 16. The Restaurant at Los Prados serves the community with breakfast, lunch, and dinner options in a setting that's comfortable without being overly formal.
POOLS, TENNIS, AND ACTIVE LIVING
Los Prados has two community pools serving the family and 55+ sections respectively. Tennis courts are available with lighting for evening play. There's also pickleball, shuffleboard, and an internal walking path called the Los Prados Circle that runs 2.2 miles around the community.
For buyers who want to stay active without leaving the neighborhood, Los Prados genuinely delivers. The internal trail system, golf course walking, and court sports provide daily options that don't require driving anywhere.
LOCATION AMPLIFIES EVERYTHING
Amenities within the gate are only part of the equation. Los Prados sits in the 89130 zip code in Northwest Las Vegas, giving residents access to Centennial Hills Hospital, the shopping along North Rainbow and Cheyenne, and outdoor recreation at Red Rock Canyon within a short drive. The proximity to I-215 makes the rest of the valley accessible without a long commute.
THE BOTTOM LINE ON AMENITIES
When I compare Los Prados to other guard-gated communities in the $300,000 to $500,000 price range across Las Vegas, few communities match the depth of amenities you get here. A resident-owned golf course, two pools, a full clubhouse operation, tennis, walking trails, and a restaurant on-site is a package most buyers at this price point simply cannot find elsewhere in the valley.
