Los Prados HOA Fees Explained: What Every Homeowner Pays

One of the first questions I get from buyers seriously considering Los Prados is about the HOA fees. It's the right question to ask, and it deserves a complete answer rather than a quick number that leaves half the picture out.

Here is exactly how the fee structure works at Los Prados, what you're paying for, and what buyers in the 55+ villages need to know before they budget.


THE MASTER HOA ASSESSMENT

Every homeowner in Los Prados pays the master community association fee of $220 per month. This is the baseline assessment that applies across all 22 villages regardless of which section of the community you live in. It is due on the first of each month, and all new homeowners and tenants are required to register with the Los Prados Association upon move-in.

This $220 monthly figure covers the operating costs of the master community: 24/7 guard-gated security at both the main entrance on Lone Mountain Road and the back gate on Ann Road, a patrolling security rover, maintenance of all common areas and landscaping, operation of the two community pools, the tennis and sport courts, the 2.2-mile Los Prados Circle walking path, the RV storage lot, and management of the 18-hole golf course that the residents own outright through the HOA.

That last point is worth pausing on. When you pay your $220 monthly assessment at Los Prados, part of what you're funding is the ongoing operations and maintenance of a golf course that the community collectively owns. That is structurally different from most Las Vegas HOA fees, which cover amenities managed by a third party. The resident-ownership model means the HOA has a direct financial stake in keeping the course well-maintained, because the course affects every property value in the community.


SUB-ASSOCIATION FEES IN THE 55+ VILLAGES

The four age-restricted 55+ villages within Los Prados each carry an additional sub-association fee on top of the $220 master assessment. These fees typically range from $50 to $90 per month depending on the specific village, and they fund the amenities and programming that are exclusive to the age-restricted section: the dedicated community center, the activity director, organized social clubs, fitness programming, and any maintenance specific to those villages.

For buyers considering a 55+ village, this means budgeting a total monthly HOA obligation of approximately $270 to $310 per month depending on which village you're in. I always make sure this full number is on the table before a buyer falls in love with a home, because the sub-association fee is easy to miss if you're only looking at the master HOA figure in the MLS listing.


TOWNHOME SUB-ASSOCIATION FEES

Buyers looking at attached townhome-style residences in Los Prados, particularly in communities like Colwood Place or Cedar Point, will also encounter dual HOA fees. Colwood Place residents pay the master $220 assessment plus an additional sub-association fee for that specific village. Cedar Point carries a similar structure. The sub-association fees for these communities cover the maintenance and operation of amenities exclusive to those villages, including their own private pool in the case of Colwood Place.

When I'm working with a buyer on a townhome in Los Prados, I pull the specific sub-association fee for that village in addition to the master HOA figure, because the combined number is what matters for your monthly budget.


WHAT BUYERS SHOULD VERIFY BEFORE CLOSING

HOA fees are subject to change by board vote, and the figures I've cited reflect the current assessment structure. Before you close on any Los Prados home, verify the current master and sub-association fees directly with the Los Prados Community Association at 702-645-4523 or frontdesk@lospradosgolf.com. Also request the most recent HOA financial statements and reserve fund study so you understand the financial health of the association you're joining.

A well-funded HOA reserve means the community can handle major maintenance and capital expenses without a special assessment to residents. Reviewing this document before you close is one of the most important pieces of due diligence a Los Prados buyer can do, and it's something I walk every client through as a standard part of the transaction.
