One of the most common questions I get from Los Prados sellers is some version of: "Should I wait, or should I list now?"

The answer depends on more variables than most agents will walk you through. Here's the honest breakdown.


THE LAS VEGAS SEASONAL MARKET PATTERN

Las Vegas doesn't follow the traditional spring-summer home selling cycle as rigidly as other markets, but it's not immune to it either. Buyer activity in the Las Vegas valley typically accelerates from February through May, cools somewhat in the intense summer heat of June through August, and picks back up in September and October before tapering into the holiday months.

For Los Prados sellers, this pattern has a specific wrinkle: the community attracts a significant number of out-of-state retirement buyers who are not tied to school calendars or traditional moving timelines. Retirees relocating from California, the Pacific Northwest, and the Midwest often make buying decisions in the fall and winter months when they are escaping cold weather and doing exploratory visits to Las Vegas. That buyer segment does not disappear in December the way family buyers do.


WHAT THE CURRENT DATA TELLS SELLERS

Homes in Los Prados were averaging about 59 days on market in early 2025, up from 53 days the prior year. That extended days-on-market figure is not a panic signal; it's a recalibration. The pandemic-era market where homes sold in days regardless of price or condition is gone. Sellers who price accurately and prepare their homes properly are still achieving strong outcomes. Sellers who overprice and expect buyers to come regardless are the ones sitting on the market and eventually reducing.

The broader Las Vegas market has seen inventory rise significantly year-over-year, which means buyers have more choices than they did two years ago. That shifts negotiating dynamics, and it means your preparation and pricing strategy matter more now than they did when demand was absorbing everything at any price.


THE TIMING DECISION SPECIFIC TO LOS PRADOS

For golf course view homes in Los Prados, spring listings benefit from the visual appeal of the course in its best seasonal condition. Fairways photograph well, the community looks lush, and buyers touring in April or May are seeing Los Prados at its most appealing.

For 55+ section sellers, the fall window is underrated. The retirement buyer wave that hits Las Vegas in October and November brings motivated, financially qualified buyers who often want to be in a home by the new year. A well-priced, well-prepared 55+ Los Prados home listed in late September or October can generate serious offers from buyers who have already made their decision to relocate and are on a timeline.
