Why Luxury Buyers Are Choosing Las Vegas Over California (And What They're Looking For)

The California-to-Vegas migration isn't new, but what is new is the caliber of buyers making the move and what they expect when they get here.

I'm working with more clients than ever coming from coastal California with budgets that would get them a nice home in Orange County, but get them something extraordinary here. We're talking buyers in their 40s and 50s, still working remotely or running businesses, who've done the math on taxes, quality of life, and what their money can buy.

What they're discovering is that $2.5M in Las Vegas buys a completely different lifestyle than the same money in San Diego or Los Angeles. Think 5,000+ square feet, resort-style backyards, three-car garages, and communities with amenities that rival private clubs. Plus, no state income tax, which for high earners is a significant factor in the decision.

But here's what surprises most transplants: Las Vegas luxury real estate has matured considerably. The architecture is sophisticated, the finishes are on par with anything in California, and neighborhoods like MacDonald Highlands, Ascaya, and Southern Highlands feel nothing like the Vegas of old stereotypes.

What are these buyers looking for specifically? Privacy topped with convenience. They want guard-gated security but proximity to arts, dining, and culture. They want desert landscaping that's beautiful but low-maintenance. They want homes that work for entertaining but also feel intimate for daily living.

The adjustment period is real, especially that first summer, but by year two most of my California transplants say they can't imagine going back. The lifestyle trade-offs work heavily in Vegas' favor when you're in the luxury market.
