Royal Highlands: Guard Gated Luxury Without the Premium Price Tag

When buyers start exploring guard gated communities in Las Vegas, they quickly discover that exclusivity typically comes with a steep price tag. Royal Highlands changes that equation entirely.

This is a community of 669 single family homes built by American West between 2003 and 2008, positioned within the Southern Highlands master plan. What makes Royal Highlands compelling is its ability to deliver guard gated security, substantial floor plans, and proximity to one of the valley's most prestigious golf clubs at a price per square foot that undercuts most comparable communities.

The homes here range from 1,895 to 5,762 square feet, which means there's something for nearly every buyer profile. Whether you're a move up buyer looking for 2,200 square feet or an executive seeking a 5,000 square foot estate with a finished basement, Royal Highlands has inventory that works. And those larger homes, concentrated in the Inverness section of the community, feature some of the biggest single family residences in the valley.

Royal Highlands sits adjacent to Southern Highlands Golf Club, one of the most exclusive private clubs in Nevada. While not all Royal Highlands residents are members, the proximity to this championship Robert Trent Jones designed course adds prestige to the entire neighborhood.

Shopping and services are handled by nearby centers less than half a mile away. Smith's Food and Drug, banks, and various retail options make daily errands convenient. For families, Frias Elementary School is less than a mile from the community.

What I'm seeing in the current market is steady appreciation and reasonable inventory turnover. These aren't homes that sit for months. When priced correctly, they move because buyers understand the value proposition. You're getting guard gated security, substantial square footage, and a prime Southern Highlands address at a price point that makes sense.

For buyers seeking luxury living without the ultra premium price tag, Royal Highlands deserves serious consideration.
