The Los Prados Architectural Control Committee: What You Need to Know Before You Renovate

If you own a home in Los Prados and you're planning any exterior improvement, renovation, addition, or modification, there is one step you cannot skip: Architectural Control Committee approval.

I've worked with enough buyers and homeowners in this community to know that the ACC process is one of the most frequently misunderstood aspects of owning in Los Prados. Some homeowners skip it because they don't know it's required. Others assume it only applies to major additions. Both assumptions can lead to costly compliance issues. Here's exactly how the process works.


WHAT THE ACC IS AND WHY IT EXISTS

The Architectural Control Committee is a standing committee of the Los Prados Community Association constituted specifically to ensure that exterior renovations, improvements, and additions preserve and improve the appearance of the community and protect property values. Its authority comes directly from the CC&Rs and the Rules and Regulations governing the association.

The ACC reviews all plans for exterior renovations, improvements, and additions to residential lots and dwellings within Los Prados. This is not a discretionary review that applies only to major projects. It applies broadly to modifications that affect the exterior appearance of any home or lot in the community.


WHAT REQUIRES ACC APPROVAL

Any exterior modification that changes the appearance of your home or lot requires ACC review and approval before work begins. This includes but is not limited to: adding or removing structures, changing exterior paint colors, installing new fencing or modifying existing fencing, landscaping changes beyond routine maintenance, adding outdoor structures such as patio covers or pergolas, solar panel installations, and any modifications to the front-facing elevation of the home.

Buyers planning renovations as a condition of purchase should factor ACC approval into their timeline. Work begun before ACC approval is issued is a violation of the Rules and Regulations and can result in a compliance process that is significantly more expensive and time-consuming than obtaining approval upfront.


THE ACC APPROVAL PROCESS AND FEES

The process is straightforward. Complete the required ACC request form and deliver it to the front desk of the Clubhouse in person or by email at frontdesk@lospradosgolf.com. The association offers two processing timelines: standard processing takes 10 days and costs $160, while rush processing takes 3 days and costs $260.

The ACC operates Monday through Thursday from 8:30 a.m. to 4:30 p.m. and Friday from 8:30 a.m. to 4:00 p.m. Planning your submission around these hours ensures your request is received and logged promptly.


WHAT HAPPENS IF YOU SKIP THE PROCESS

The Architectural Committee actively reviews the community for violations and reports them to the association manager. The violation response process begins with a written notice, escalates through a defined series of letters, and can ultimately result in a hearing before the board where fines may be assessed. Homeowners have the right to request a hearing within 10 days of receiving a violation letter and may present evidence, call witnesses, and attend with or without legal counsel.

Beyond the fines and compliance process, unapproved exterior modifications can complicate your home's resale. A buyer's agent doing proper due diligence will identify unpermitted or unapproved work during the transaction, which typically requires either remediation or a credit negotiation that impacts your net proceeds.
