This is a full-scale rebuild of the roadway, the underground utilities, the sidewalk infrastructure, and the traffic systems -- and the construction restrictions are 24 hours a day, 7 days a week, with an anticipated completion date of fall 2027.

What Exactly Is Being Rebuilt
The active construction phase covers Rancho Drive between Charleston Boulevard and Sahara Avenue. According to the City of Las Vegas project page, the scope includes fresh pavement, new concrete sidewalks, curb and gutter work, medians, and bus turnouts. Underground, crews are replacing and upgrading storm drains and water lines. Existing overhead utility lines are being buried underground -- which is a significant quality-of-life improvement for the corridor once complete but requires major disruption during the work. The project also includes updated traffic signal infrastructure, intelligent transportation systems, and LED streetlight upgrades throughout the affected segment.
The contractor is Las Vegas Paving Corp., with the Regional Transportation Commission and Lumen listed as funding partners alongside the City of Las Vegas. The total budget is $30 million. A separate but related project is also underway near University Medical Center at the Rancho Lane and Tonopah Drive intersection.
What Traffic Looks Like Right Now
In active work zones, Rancho Drive is down to one lane in each direction. That is a significant reduction for a corridor that carries substantial daily traffic volume through the Medical District. The 24-hour restriction means there is no off-peak window when the road opens back up -- construction activity and traffic control measures are continuous. Some bus stops along the corridor have been temporarily shifted or closed for the duration of the project.
The City of Las Vegas is directing drivers to use I-15 or Valley View Boulevard as north-south alternatives. If your daily commute has historically taken you through the Rancho Drive corridor between Charleston and Sahara, those are the two most practical detour options available right now.
The Larger Vision: A Complete Street
This active construction project is part of a much larger long-range plan. The City of Las Vegas, in cooperation with the Regional Transportation Commission, is studying a 6.6-mile segment of Rancho Drive from Rainbow Boulevard all the way north to Mesquite Avenue for a complete street redesign. Complete streets are roads specifically designed to accommodate all users -- drivers, transit riders, cyclists, and pedestrians -- safely and comfortably. The proposed full-corridor improvements include three lanes in each direction, offset sidewalks, and a dedicated shared bus and bike lane.
That 6.6-mile corridor study is a longer-range planning effort. The current $30 million project between Charleston and Sahara is the first active construction phase of what is ultimately a much more comprehensive transformation of this entire north-south arterial.
What Homeowners Should Do Immediately
If you own or are considering purchasing property adjacent to or near the Rancho Drive corridor, there are practical steps to take right now. First, understand your access situation -- particularly if your driveway connects to Rancho Drive directly or to a side street that feeds into the active construction zone. Document your current driveway condition before construction reaches your immediate block. If any grading or curb work alters your driveway slope or access during the project, you need a baseline record to support any claim for remediation.
Second, build your detour into your daily schedule now rather than waiting to be surprised. The I-15 and Valley View alternatives add time and they are not temporary -- this is an 18-month disruption running through fall 2027.
